Residential Surveys
For home buyers we offer two types of residential surveys; a RICS Home Buyer Survey and a RICS Home Condition Report. However, due to a conflict of interest we do not survey any properties sold by Gibbs Gillespie estate agents. Other services in brief include:
- Matrimonial valuations
- Commercial valuations
- Probate valuations
- Inheritance Tax valuations
- Expert witness reports
Home Buyer Surveys
Ideal for more conventional residential property built within the past 100 years. It provides extensive information about the condition of the property and is ideal if you buying or selling a house, flat or bungalow built from common building materials and in reasonable condition. The RICS Home Buyer Survey gives you clear ‘traffic light’ ratings showing the condition of the property, advice for your legal advisors and details of urgent defects, plus a separate market valuation and insurance reinstatement costs, and advice on defects that may affect the value of the property.
Home Condition Report
Home Condition Reports are suited to older properties, or properties which have undergone major extension or alteration. We also advise you to proceed with a Building Survey if you plan on undertaking a large building project. The RICS Home Condition Report gives you a comprehensive structural survey report tailored to suit your property, highlighting defects, repairs and maintenance options.
